We bought 0.4 acres of land with an existing grade 2 listed barn on the site, with planning permission for a three bed detached house for £260,000. Looking at the plans we changed them and built a 4 bedroom, 3 bathroom house with top of the range fixings, stemming from underfloor heating, cinema room, Hansgrohe showers, beautiful kitchen, real wood floors and much, much, more. This house is luxurious through and through. Construction was undertaken by SJC DEVELOPMENTS and cost £290,000. 

Results: We achieved a 79% margin on cost within 11 months against a forecast of 42%.
